
This 108,000 s.f., two-story structure is one of a series of prototype office buildings developed for the owner. It evolved from an original speculative building in Sacramento to one that has been site-adapted to locations as far south as Orange County. The design has been modified over time to change with the new codes, and to meet the requirements of today’s largely open work area layouts by utilizing wide bay spacings, 10-foot high ceilings, and an abundance of glazing. Floor plates of approximately 54,000 square feet allow for a multitude of leasing options, including multi-tenant with a central corridor, as well as half-floor and full-floor tenants.
A two-story central lobby and core were developed as part of the shell design. The building structure consists of tilt-up concrete walls, slab-on-grade first floor, concrete-filled steel pan deck second floor, and a panelized wood roof. Facade treatments have also changed over time. The original prototype had ceramic tile clad walls, while later buildings have incorporated brick veneer along with a multitude of painted color schemes.
High-performance tinted dual glazing, aluminum storefront and curtain wall are also employed. A central mechanical system is used with a yard-mounted boiler and cooling tower that supplies hot and chilled water to water-source heat pumps serving relatively small zones. Accommodations for a generator have been made on the site.
Site amenities include bike racks, bike lockers, large entry plazas with seating and planters, and a free-standing arcade structure that serves as a welcoming portal to the entries.
